Larry the Lender Calculator Shows Texas Investors the Full Cost of Hard Money

Nov 6, 2026

Houston-based hard money lender Larry the Lender offers a free online calculator that shows Texas real estate investors the full cost of a short-term loan before they apply. It breaks out monthly interest, upfront points, and total cost from the lender’s published terms.

-- HOUSTON — Larry the Lender, a Houston-based hard money lender serving real estate investors across Texas, offers a free online hard money loan calculator that shows the full cost of a short-term loan before a borrower applies. The tool is available at https://larrythelender.com/hard-money-loan-calculator/

The calculator asks for four inputs: property value, loan amount, loan term, and the number of months the investor expects to hold the loan. It returns the monthly interest payment, the points due at closing, and a total borrowing cost that combines the two.

Hard money loans are short-term, asset-based loans. Investors commonly use them to buy and renovate properties, close quickly on competitive deals, or bridge the gap until long-term financing is in place. Because lenders price these loans with a mix of interest rate, points, and fees, comparing offers can be difficult. A rate quote on its own often leaves out the upfront points, which make up a large share of the total cost on a short hold.

The calculator uses Larry the Lender’s published standard terms: a 12.99% interest-only rate, 2 points on a six-month term, 3 points on a 12-month term, and a $100,000 minimum loan. The company does not charge application, appraisal or prepayment fees, so the calculator’s total reflects points plus interest. Third-party costs such as title and recording fees are not included, and final terms depend on the property, its value and the borrower’s history. The full schedule is posted at https://larrythelender.com/hard-money-loan-rates-and-terms/

A sample calculation shows why hold time and term length matter. An investor borrowing $250,000 on a six-month term would pay $5,000 in points at closing and $2,706.25 a month in interest. Paying the loan off after five months brings the total borrowing cost to $18,531.25. The same loan on a 12-month term, paid off in the same five months, would cost $21,031.25 because of the extra point.

“The calculator puts the rate, the points, and the math in one place, so there are no surprises at the closing table. As more Texas investors compare lenders online, Larry The Lender's numbers should be the easiest ones to check," said Larry Feingersh, founder of Larry The Lender.

Larry the Lender lends on investment property only and does not make owner-occupied or home equity loans. Loan-to-value ratios typically run 70% to 80% for first-time borrowers, higher for repeat borrowers and prime properties, and 40% to 50% for raw land. The company does not pull credit, though a personal guarantee is required. Loan decisions are made the same day, and loans can close as soon as the next day. Details on the company’s residential, commercial, and fix-and-flip programs are available at https://larrythelender.com/hard-money-loans/
